Assignment can be done only after Agreements are signed, PDCs, 4 installments paid, and the party complies with the conditions of the Principal Agreement. A transfer fee of Rs.500/- per sq. ft and GST charges will be levied. If buyers availed loan, then they will hand over all documents issued by Godrej Projects to the bank or HFI along with the loan closing letter.
We endeavor to hand over the project on committed timelines. But for any reasons beyond our control, if the project is delayed, Godrej Group will pay compensation as per RERA rules set by the Karnataka Government.
It is the buyer’s duty to ensure we make timely disbursement of installments from banks. To facilitate easy payments, buyers should approve a determined payment schedule and issue a mandate to the bank to pay all the payments as per the schedule. It will be done through the ‘Mandatory Disbursement Form’ when signing the Sale Agreement.

The scheme for maintenance is, Rs. 60/- per sq ft. is collected as advance maintenance fee for the first year, and it is collected at the time of closing of accounts. From the second year, the charges will be on a quarterly basis, and it is payable in advance.
A sum of Rs. 200/- per sq. ft. for the super built-up area is collected as a Sinking Fund. It is deposited in Escrow Account, and the additions will be used for any major expenses.
