Reading the plan
- Carpet area: the RERA Act defines it as the net usable floor area inside the flat, without outer walls, service shafts and the balcony.
- Super built-up area: carpet area plus a share of lobbies, lifts and the clubhouse; listings quoted about 1,215 to 2,679 sq ft on this basis.
- Half bedrooms: a 3.5 or 4.5 BHK adds a study or small extra room, not a full bedroom.
- Specifications: flooring, kitchen and bathroom fittings, doors, windows, lifts and power backup belong in the agreement.
Ask for the carpet area of each room in writing, and compare flats on carpet area, not on the super built-up figure.
A floor plan, a model apartment and the person who walks you through it
A floor plan on paper is hard to picture, which is why off-plan projects build a model apartment. The promoter's site and layout plans are filed with the state regulator, according to PRS Legislative Research, but most buyers first meet a plan on a guided walk-through of that sample flat, room by room, with someone explaining where the walls, ducts and balconies will be.
A walk-through is a short talk given on the move. The presenter has to keep a group of visitors together, point at what matters, keep sizes in plain words and take questions in a doorway. Doing that well comes down to structure, pace and voice, which is exactly what public speaking classes drill: you give a talk to an audience, hear what worked and practise again. What good public speaking classes cover
A good public speaking class is one that makes you speak, not just listen. It means every session puts you on your feet. The value of a class is the feedback on your own speaking.

Speech types and skills a class drills
Most classes rotate three kinds of talk. An informative speech teaches new information without any persuasive undertones; a persuasive speech adds change as the intended outcome, so you start by asking what you want the audience to do (AmberWillo's informative speech guide). Depends on the goal.
