What a quoted price usually includes

Base rate: a rate per square foot, normally on the super built-up area, which is larger than the carpet area you live in.
Extras: floor rise, view or corner charges, car parking and clubhouse membership are often listed apart.
Tax and registration: GST on a home under construction, then stamp duty and registration fees on the sale deed.
Deposits: a maintenance deposit and advance maintenance are usually collected at handover.

Under the RERA Act a promoter may not take more than 10% of the cost as an advance before a written agreement for sale is registered. Check that the payment schedule follows construction stages, not dates alone.

From the price on a cost sheet to the talk across the table

The headline price of an apartment is only the first line. A cost sheet breaks it into the base rate, floor rise, car park, clubhouse charges, tax and registration, and each line is open to questions. The law also shapes the money side: under the Real Estate (Regulation and Development) Act, a project must be registered before it can be booked, and 70% of what buyers pay goes into a separate account for its construction, as the PRS Legislative Research summary sets out.

Knowing the rules is half of it. The other half is the conversation: a buyer who wants a waiver or a better floor has to negotiate face to face, often with two sales staff and a manager in the room. What good public speaking classes cover

A good public speaking class is one that makes you speak, not just listen. It means every session puts you on your feet. The value of a class is the feedback on your own speaking.

Structure: Knowing your audience; building a talk from an outline.
Delivery: Voice, gestures and eye contact.
Stage fright: Stage fright (fear of public speaking), with methods you rehearse.

Speech types and skills a class drills

Most classes rotate three kinds of talk.
